These Terms and Conditions (“Terms”) govern your use of our website and services, including but not limited to hotel bookings, event center reservations, restaurant services, shortlet and serviced apartment rentals, honeymoon packages, and recreational tours (“Services”). By accessing or using our Services, you agree to be bound by these Terms.

1. Eligibility

You must be at least 18 years of age and capable of entering into a legally binding agreement to use our Services.

2. Scope of Services

Buga Homes acts as an intermediary platform to facilitate bookings and reservations with third-party service providers. We do not own or control the hotels, event centers, restaurants, or apartments listed on our website.

3. User Responsibilities

You agree to:

Provide accurate and complete information during bookings.

Use the services only for lawful and personal purposes.

Not use the platform for fraudulent or deceptive activities.

4. Payment and Cancellations

Prices listed are subject to change and may include taxes and service charges.

Full or partial payment may be required at the time of booking.

5. Limitation of Liability

To the maximum extent permitted by law, Buga Homes shall not be liable for:

Any injury, loss, claim, damage, or any incidental or consequential damages arising from use of the Services.

Acts or omissions of third-party providers.

Losses due to user negligence, force majeure, or issues outside our control.

6. Disclaimer

Buga Homes makes no warranties, either express or implied, regarding the quality, safety, or legality of any third-party services. All listings and promotional content are for informational purposes only.

7. Health and Safety

Guests are responsible for their own safety during tours and recreational activities. Buga Homes is not liable for personal injury or property damage during participation in these events.

8. Intellectual Property

All content on our website (texts, logos, images, and software) is the property of Buga Homes and may not be copied, distributed, or used without our written consent.

9. Privacy Policy

Welcome to Buga Homes Real Estate Company. These Terms and Conditions govern your access to and use of our services, including the use of our website www.bugahomes.com, and any transactions related to the sale, lease, or rental of properties. By engaging with Buga Homes, you agree to these Terms. If you do not agree, please do not use our services.

1. Scope of Services

Buga Homes provides property listing, real estate agent services, and facilitates property sales, leases, and rentals. All services are provided directly or via verified agents of the company.

2. Agent Verification

Customers are strictly advised to verify the identity of any Buga Homes agent through our official website: www.bugahomes.com or by contacting our official customer service channels.

Buga Homes shall not be liable for any dealings or transactions made with individuals who are not verified agents of the company.

3. Payment Policy

All payments must be made through the company’s official website or bank account.

No payments should be made to any individual, agent, or third-party personal account.

Buga Homes will not be held liable for any loss arising from payments made outside the designated company channels.

Company Account Details will be clearly provided on our website under the “Payments” section.

4. Limitation of Liability

Buga Homes shall not be liable for:

  • Any loss resulting from customer dealings with unverified agents.
  • Unauthorized or fraudulent payments made outside company channels.
  • Disputes arising from third-party listings or properties not officially listed on the website.

Our liability shall be strictly limited to transactions fully processed and acknowledged through official channels.

5. Property Information & Inspection

While we strive to provide accurate and up-to-date property information:

Buga Homes makes no warranties regarding property features or availability until a formal inspection and agreement is completed.

Inspection fee (s) must be paid via the website before any physical inspection of property (ies).

Customers are encouraged to inspect properties physically before making any other financial commitment aside inspection fee.

6. Lease, Sale, and Rental Agreements

All property transactions (lease, sale, rental) must be documented through a formal contract signed by both parties and witnessed by a representative of Buga Homes. Any undocumented agreement is not binding on the company.

7. Refund and Cancellation

Refunds for property transactions are subject to the terms specified in individual contracts. No refund will be processed unless clearly stated and agreed upon in the official contract. Notification for cancellation of appointment on inspection or tour guide is subject to 50% refund if Buga homes is informed of the cancellation of appointment within 6 hours to the scheduled appointment

8. Dispute Resolution

All disputes arising from transactions with Buga Homes shall first be resolved amicably through mediation. If unresolved, disputes shall be referred to arbitration in accordance with the laws of Plateau State, Nigeria.

9. Privacy and Data Protection

We collect and store customer information in accordance with our Privacy Policy. By using our website, you consent to such collection and use.

10. Amendments

Buga Homes reserves the right to amend these Terms at any time. Customers will be notified of changes via the website. Continued use of our services implies acceptance of the updated Terms.

BUG HOMES CUSTOMER CODE OF CONDUCT FOR PROPERTY TOURS, TOUR GUIDE SERVICES AND INSPECTIONS

At Buga Homes, we are committed to providing a respectful, safe, and professional environment for both our customers and staff. To ensure the highest standards of service during tour guides and agent-led property inspections, all customers are required to adhere to the following Code of Conduct:

1. Respect for Staff

All Buga Homes staff and agents must be treated with courtesy and respect at all times.

Aggressive behavior, including shouting, intimidation, or threats, is strictly prohibited.

2. Zero Tolerance for Harassment or Assault

Any form of harassment — verbal, physical, or emotional — towards staff or agents will not be tolerated.

Physical assault or threats of violence will result in immediate termination of service, potential legal action, and notification of the appropriate authorities.

3. Handling Complaints

If you have a concern or complaint regarding a tour or staff interaction, please direct it through our official channels:

Staff and agents are not permitted to engage in arguments or confrontations on-site. Kindly respect this policy.

4. Company’s Right to Refuse Service

Buga Homes reserves the right to deny or discontinue service to any customer who violates this Code of Conduct or engages in inappropriate behavior.

5. Acknowledgement

By booking a property tour, tour guide or inspection with Buga Homes, customers agree to abide by this Code of Conduct.

AGENT TERMS AND CONDITIONS

These Terms and Conditions (“Agreement”) govern the relationship between Buga Homes Real Estate Company (“the Company”) and the Agent (“Agent”) engaged to provide real estate services on behalf of the Company.

1. Commission and Payment Structure

1.1. Agents shall receive 5% commission on successful sales, lease, or rental transactions facilitated through the Company.
1.2. The Company shall charge customers an inspection fee of ₦5,000 per property visited which is subject to amendment. Of this amount, ₦1,000 shall be retained by the Company, and ₦4,000 shall be remitted to the Agent within 2 to 3 days after payment by customer.
1.3. All payments to Agents shall be made directly by the Company. Under no circumstances is an Agent permitted to receive payments—cash, bank transfers, or otherwise—directly from any customer.

2. Customer Contact and Conduct

2.1. Agents must not establish personal or private contact with customers outside the scope of their professional duties or the Company’s approved communication channels.
2.2. Agents must not show or recommend properties outside of those authorized by the Company and agreed upon in writing by the customer.
2.3. Any Agent found soliciting or conducting private transactions with customers shall be immediately terminated and subject to legal action for breach of contract and potential damages.

3. Cash Handling and Financial Protocol

3.1. Agents must never collect money from customers under any circumstance.
3.2. All customer payments must be made directly to the Company via approved payment channels.
3.3. Violation of this clause shall be deemed gross misconduct and shall result in immediate termination, forfeiture of commissions, and potential civil or criminal liability.

4. Confidentiality

4.1. Agents agree to maintain the confidentiality of all customer and company information.
4.2. Disclosure of any sensitive information without written authorization will result in disciplinary and legal actions.

5. Code of Ethics and Professionalism

5.1. Agents shall uphold high standards of professionalism, honesty, and integrity in all dealings.
5.2. Any form of dishonesty, misrepresentation, or fraud shall lead to immediate disqualification and legal consequences.

6. Dispute Resolution

6.1. All disputes arising out of or in connection with this Agreement shall be resolved amicably where possible.
6.2. Where resolution fails, disputes shall be subject to the jurisdiction of the appropriate courts in (High court or magistrate court Legal Jurisdiction in Plateau State, Nigeria).

7. Termination

7.1. The Company reserves the right to terminate this Agreement at any time for breach of any of the above conditions or for misconduct, without prior notice.

8. Acknowledgment

By ticking and submitting, the Agent acknowledges understanding and acceptance of all terms and agrees to comply with the policies and procedures of Buga Homes Real Estate Company.

AGENT PROPERTY EXCLUSIVITY AGREEMENT

This Agreement is made on 13/05/2025, between Buga Homes Real Estate Company (“the Company”) and (“the Agents”).

1. Purpose:
To maintain transparency, minimize listing conflicts, and ensure efficient operations, this Agreement outlines the policy regarding property sourcing by the Agent.

2. Exclusivity of Property Source:
The Agent agrees that any property submitted or sourced for listing through Buga Homes shall not be presented or co-managed by more than one additional agent, including the Agent themself. That is, no property shall be associated with more than two agents in total — the Agent and at most one other.

3. Declaration Requirement:
When submitting any property for listing, the Agent must declare whether another agent is involved. The Agent shall provide the full name and contact details of the co-agent, if any.

4. Breach and Consequences:
If a property is found to be connected to more than two agents, or if the Agent fails to disclose an existing co-agent:

  • The Company reserves the right to remove the property from the platform.
  • The Agent may forfeit any rights to commission or compensation related to the property.
  • Repeat violations may result in termination of the Agent’s affiliation with the Company.

5. Dispute Resolution:
In the event of a dispute arising from breach of this policy, the Company’s internal review board shall investigate and make a final decision, which all parties agree to abide by.

6. Governing Law:
This Agreement shall be governed by the laws of Plateau State, Nigeria.

AGENT PROPERTY VERIFICATION & LIABILITY DISCLAIMER AGREEMENT

This Agreement is made this 13 day of May, 2025, by and between Buga Homes Real Estate Company, hereinafter referred to as “Buga Homes”, and the undersigned real estate agent, hereinafter referred to as the “Agent of buga homes”.

1. Purpose

The purpose of this Agreement is to ensure that all properties submitted or presented by the Agent for rent, lease, or sale through Buga Homes are verified, legitimate, and free from legal disputes or encumbrances, and to limit Buga Homes’ liability in the event of disputes arising from unverified properties.

2. Property Verification

The Agent hereby agrees and warrants that:

a. All properties submitted to Buga Homes for listing, promotion, or transaction are duly verified and backed with proper ownership and legal documentation.
b. The Agent has taken all reasonable steps to confirm the authenticity and legality of the property and the authority of the person offering the property for transaction.
c. The property is not subject to any known disputes, encumbrances, litigation, or legal claims as of the date of submission.

3. Agent’s Liability

In the event that any property provided by the Agent is later found to be:

Falsely represented,

Involved in ownership disputes,

Subject to legal claims, government acquisition, or restrictions,

Or results in legal action or damages against Buga Homes,

The Agent agrees to:

a. Indemnify and hold Buga Homes harmless from all claims, legal proceedings, financial losses, reputational damages, and any associated costs (including legal fees) arising from such property.
b. Take full responsibility and bear all consequences resulting from the misrepresentation or improper verification of such properties.

4. No Liability for Buga Homes

The Agent acknowledges and agrees that Buga Homes is a platform for listing, connecting, and facilitating real estate transactions based on information provided by agents. Buga Homes shall not be held liable for any misrepresentations, fraud, or legal issues arising from properties listed by agents.

5. Term & Termination

This Agreement shall remain in effect for as long as the Agent maintains a working relationship with Buga Homes. Either party may terminate this agreement upon written notice, but the Agent’s obligations in relation to any submitted property shall survive termination.

6. Governing Law

This Agreement shall be governed by and interpreted in accordance with the laws of the Federal Republic of Nigeria.

7. Acknowledgement

By ticking below, the Agent confirms they have read, understood, and agreed to the terms and conditions of this Agreement.

AGENT TERMS AND CONDITIONS – DRESS CODE & APPOINTMENTS

These terms and conditions outline the mandatory standards regarding dress code and timely appointments for all agents representing Buga Homes Real Estate Company (“the Company”) during property inspections with clients.

1. Professional Dress Code

All agents are required to maintain a clean, neat, and professional appearance at all times during work-related activities, including property inspections.

Men: Must wear a clean, collared shirt (polo or dress shirt), trousers and closed shoes. Ties and blazers are encouraged but not mandatory. Look smart

Women: Must wear professional attire such as a blouse with trousers or a skirt (knee-length or longer), or a formal dress. Footwear must be closed-toe or appropriate flats; no slippers or sandals.

General Guidelines:

  • Clothing must not display offensive language or graphics.
  • Use of heavy perfumes or colognes is discouraged.
  • Agents must carry visible Company ID badges during inspections.

Failure to adhere to the dress code may result in disciplinary action, suspension from field duties, or termination of agent agreement.

2. Timeliness and Appointment Conduct

Agents are expected to demonstrate professionalism and respect for clients’ time.

Agents must arrive at inspection locations at least 15 minutes before the scheduled time.

If delays are unavoidable, the client and office must be notified at least 1 hour in advance.

Repeated lateness (more than 2 occurrences in a month) may result in review or suspension of field privileges.

No-show without prior notice may lead to termination of agent engagement.

3. Responsibility and Representation

Agents act as representatives of Buga Homes. As such:

They must conduct themselves with courtesy, honesty, and respect.

They must not make unauthorized promises or claims about the properties.

They must document and report inspection feedback to the company within 24 hours.

4. Enforcement

Violations of these terms will be addressed through internal disciplinary procedures, which may include:

Verbal or written warnings

Temporary suspension

Termination of partnership or agent status

By accepting an agent role at Buga Homes Real Estate Company, you agree to comply with these terms fully and uphold the values and standards of the Company.

BUGA HOMES TOUR GUIDE SERVICES – TERMS AND CONDITIONS

Welcome to Buga Homes! These Terms and Conditions govern your use of our Tour Guide Services provided through our website. By booking or participating in any tour, you agree to the following terms:

1. Service Overview

Buga Homes provides guided tours to recreational centers, movie theaters, and other notable sites in the city. Our services are aimed at providing safe, enjoyable, and informative experiences for our customers.

2. Eligibility

You must be at least 18 years of age to book a tour. Minors must be accompanied by a responsible adult and have appropriate consent from a parent or guardian.

3. Bookings and Payments

All bookings must be made through our website.

Full payment is required to confirm a booking.

Prices are subject to change but will be fixed upon confirmation of your booking.

4. Cancellations and Refunds

Cancellations made 48 hours before the tour will be refunded 100%.

Cancellations made within 24–48 hours before the tour will be refunded 50%.

No refunds for cancellations made less than 24 hours before the tour.

Buga Homes reserves the right to cancel or reschedule any tour due to unforeseen circumstances (e.g., weather, safety concerns). In such cases, a full refund or rescheduling will be offered.

5. Code of Conduct

Tour participants are expected to:

Be punctual.

Follow the guide’s instructions.

Respect local customs and property.

Refrain from illegal, unsafe, or disruptive behavior.


Failure to comply may result in removal from the tour without refund.

6. Health and Safety

Participants are responsible for their personal health and safety. Please inform us of any medical conditions or special needs at the time of booking.

7. Liability Disclaimer

Buga Homes is not liable for:

Personal injury, loss, or damage during the tour unless caused by our negligence.

Delays or changes due to traffic, weather, or third-party service providers.


Participants assume all risks associated with participation.

8. Media and Privacy

We may take photos or videos during tours for promotional use. If you do not wish to appear, please notify us before the tour begins.

9. Modifications

Buga Homes may modify these Terms at any time. Updated Terms will be posted on our website and take effect immediately upon posting.

10. Governing Law

These Terms are governed by the laws of Plateau State, Nigeria. Any disputes will be resolved in the courts of competent jurisdiction in Nigeria.

BUGA HOMES – DRIVER TERMS AND CONDITIONS FOR TOUR GUIDE SERVICES

1. ELIGIBILITY & REGISTRATION

Drivers must possess a valid Nigerian driver’s license and must be at least 21 years old.

All drivers must register with Buga Homes and pass a background and vehicle inspection.

Drivers must have a properly insured and roadworthy vehicle.

2. SERVICE EXPECTATIONS

Drivers are expected to act as both transport providers and local guides, offering basic historical and cultural information about tourist locations.

Drivers must maintain a clean vehicle, professional appearance, and courteous behavior at all times.

All tours must begin and end at designated pickup/drop-off points agreed upon with the company (Buga Homes).

3. SAFETY & COMPLIANCE

Drivers must comply with all traffic and safety laws in Plateau State and any other state they operate in.

Driving under the influence of alcohol or drugs is strictly prohibited.

Use of mobile phones while driving is only permitted with hands-free devices.

4. CUSTOMER CARE

Drivers must treat all customers with respect and ensure their comfort and safety.

Harassment, discrimination, or inappropriate behavior towards customers will result in immediate suspension or termination.

Drivers should offer assistance when necessary and remain within the professional limits of a guide.

5. PAYMENT & COMMISSION

Drivers will receive payments based on agreed rates per tour or per hour/per minute, less Buga Homes’ commission.

Drivers are not allowed to accept any cash payment from customers as payment of drivers will be made by the company within 2-3days after a tour.

Drivers are responsible for their own taxes and regulatory obligations.

6. CANCELLATION & DELAYS

If a driver is unable to meet a scheduled tour, they must notify Buga Homes and the customer at least 24 hours in advance.

Unjustified no-shows or habitual lateness may lead to account suspension.

7. LIABILITY

Buga Homes is not liable for any accidents, theft, or damage that occurs during the tour. Drivers are responsible for their own insurance.

Any legal claims arising from the driver’s conduct are the driver’s sole responsibility.

8. CONFIDENTIALITY & CONDUCT

Drivers must not share customer information or record personal data without consent.

Any attempt to solicit customers for personal business outside of Buga Homes will result in termination.

9. TERMINATION

Buga Homes reserves the right to suspend or terminate a driver’s partnership at any time for breach of these terms or for behavior deemed harmful to the company’s reputation.

10. DISPUTE RESOLUTION

Any disputes will first be resolved through mediation. If unresolved, it shall be addressed under the jurisdiction of courts in Plateau State.
